This is the third time I have worked with Bill. Twice to purchase new homes and once to sell a home. He is wonderful to work with. He knows what he is doing! He is timely, detail oriented, flexible, and intelligent. He makes the home buying and selling process much easier. I wouldn't hesitate for a moment to use him again and would refer him to anyone and eveyone I know.
Bill Cullin deserves more than 5 stars in every category. He says he always picks up his phone when he gets a call and that is no exaggeration; he works 7 days a week. I felt like my listing was his top priority ~ probably everyone feels that way. He listed my condo so that it was always one of the first to be noticed. He sent weekly reports giving info about how many people had looked at it from every media source. I expected my condo to take at least a year to sell ~ Bill got it done in 6 months for a higher price than I expected to get. Even when our building's single elevator was being replaced, Bill walked 5 flights of stairs with prospective buyers for 3 months. He always opened the hurricane shutters and turned on some lights to show the condo to its best advantage before people came in; whether it was his showing or for another agent. Then he took all those stairs afterwards to close the hurricane shutter protecting my ocean front condo from wind and rain and shut off the lights to save electricity. He took care of my condo as if it was his own. I had never sold a property before and was very naïve about the process. Bill was incredibly patient walking me through all the financial aspects and explaining to me how to get info I needed to fill out paperwork. He worked directly with all the people involved to make sure everything was correct. I very highly recommend Bill Cullin as the most knowledgeable and dedicated real estate agent for selling or buying property. It was a real pleasure working with him.

Bill Cullin was recommended to me from a real estate agent I had worked with in Maryland and respected. I was looking for a property in the Rehoboth Beach/Lewes Delaware area. I have worked with several agents in several states, and can say was Bill the most courteous and responsive agent I have dealt with in many years. He had extensive knowledge of the local market, and listened to my requirements and preferences. Bill showed me several properties which suited my particular needs and budget, including the one which I purchased. He gave me useful information on finding a competent home inspector, well testing services, utility information, and other help. But his service to me didn't end at the sale. Even after the closing, he helped me to find reputable and fair contractors for some remodeling work I wanted to do. I have already recommended Bill to some of my work colleagues who had an interest in property in Delaware. If I were to buy again in Delaware, I would absolutely use Bill Cullin as my real estate agent.
Bill showed us the perfect house right off the bat, was incredibly responsive, and gave us excellent advice in our negotiations. And he's a genuinely nice guy.
I needed to invest some money into real estate but was sure what I wanted. I got on zillow and was watching the housing market at the beach. I wasn't working with any realtor because my experience with them in the past is that they do nothing and get a nice fat check. While I was looking I asked a few questions of various properties and a bunch of the realtors barely answered the questions and essentially did nothing as I expected. Then I asked Bill a question for one of his properties. He answered almost immediately even though he was taking some course and was in class. He apologized for not being available even though I had no expectations. Then he called me and make sure his email response was sufficient. He asked what I was trying to do and what my interest were. I thought, oh boy he is going to try and sell me on him and ask to sign a contract. He didn't. But a few days later I got an email to a web site that had properties that matched my interest. He went ahead and set it up for me. It made searching easy as I got emails when a house matching my interest came up. Bill called a few times to ask how my search was going but was never pushy or trying to get me to do anything. He was simply trying to help me. This went on for several months and finally there were about five properties that I wanted to see. My schedule is hectic and I emailed Bill with a day or two notice and asked if he could show me a few. He asked me to give him a little bit of time (like 10 minutes) to check and he made changes to help me. Remember, no contract. No hard push. Kinda like an uncle that wants to help you.
We arrive, I think, he is going to push hard for a contract with him. Never came up. He did the legal items he had to at each house but we signed nothing. He also made sure that I saw a few properties that I didn't list because he knew what I was looking for. After looking at the places we had a late lunch and talked through what I was trying to do. Bill reached out to many people to get me info I needed and gave me even more stuff so that I could investigate. Thus, when we were eating I was fully prepared and was able to identify a great deal. Remember, this was an investment property. Bill helped me to determine the offer price and worked with us with the entire process. We signed with him and made an offer at lunch.
Believe it or not, Bill then stepped up his game and took care of absolutely everything for me. I had no worries and he helped me to identify things I didn't even know I needed. We closed today and I can say that I still don't like realtors. However, I don't look at Bill as a realtor. Bill was much more than that. He made everything easy and the process painless and stress free. I would say Bill was more of a business partner that helped me accomplish my goals. Thanks Bill.
Oh, even after we closed and Bill was "free" of me, he was still providing more information and helping me to make sure I got everything I needed for the property.
